These clients wanted increased space on their first floor to not only accommodate their growing family, but also to provide open space to entertain. The logical solution was to expand over the top of their existing first floor patio.
Already having a first floor living room, they wanted to incorporate a new family room with a more open floor plan. Entertaining is of high importance to them, so we converted an existing office into a bar area, allowing increased public spaces to gather in the living room, family room, entry, and kitchen.
The house originally had a walk out basement so gaining access to the back yard from the first floor remained a priority. We were able to tie into the existing concrete/masonry steps and the new layout allowed a seamless flow into the back yard.
In the design stages, we realized we could also add a second floor which included a new bedroom/bathroom suite with a walk-in closet for their daughter. A new laundry room was also added as a bonus in a closet to make use of every square inch of space.
To ensure the new addition looked as if it had always been a part of the original house, we matched the new hardwood floors with the original. We also used custom lead glass windows to match the original 1930’s windows. We repurposed an existing stained glass family crest in the new bedroom.
All selection choices were made to maintain the “old world” charm of the existing house. We were able to meet all their needs as well as all their wants, and the new addition ties seamlessly with the existing home.
