Are you ready to undertake a kitchen remodel project, but you have no idea of how much it is going to cost? I understand that this can be totally frustrating! So what I would like to do is cut right to the chase and give you some “ballpark numbers” on our typical kitchen renovations in the Indianapolis market. You may need to adjust these numbers based on where you live, but they’re a good starting point.
Basic “Face Lift” Kitchen
Let’s start out with what I call the basic “face lift” project. This consists mostly of cosmetic changes like; painting the existing cabinets, installing new counter tops, some new appliances, new plumbing fixtures, updating the electrical, and maybe new flooring and paint.
A facelift kitchen project is typically between $45,000 – $65,000.
“Pull and Replace” Kitchen
The Pull and Replace Kitchen uses the current ‘bones’ leaving all doors, windows and walls in their current configuration. The remodel work includes: removing and replacing all cabinetry (including redesigning cabinet layout for efficiency and beauty) along with new counter tops, appliances, plumbing fixtures, installing a new tile backsplash and flooring. Projects like this typically include new drywall and electrical work as well.
A pull and replace kitchen is typically between $65,000 – $100,000.
“Expanded Kitchen” Remodel
The Expanded Kitchen stays within the current exterior walls of the existing house but involves removing interior walls, relocating windows and maybe some doors to expand the footprint of the kitchen. The remodel work includes tearing out the existing space to the 2×4 framing and recreating the kitchen from scratch. This type of kitchen remodel is great to increase kitchen square footage, improve work flow (e.g., creating a new kitchen triangle), and creating connections to other living spaces. This project would be a brand new kitchen from the subfloor up!
An expanded kitchen remodel is typically between $100,000 – $175,000.
“Kitchen Addition” Remodel
The Kitchen Addition Remodel changes the exterior footprint of the home to create a larger kitchen and consists of adding a new foundation, new exterior walls and roof system. Projects like this typically include also adding a mudroom, powder bath and/or laundry room as well. Similar to the expanded kitchen project, the remodel work includes tearing out the existing space(s) to the 2×4 framing. A totally new configuration would be designed and all new everything would be included: cabinets, counter tops, appliances, plumbing fixtures (and plumbing), HVAC, electrical, drywall, trim, flooring and paint.
A kitchen addition remodel is typically between $175,000 – $275,000.
Kitchen Remodel for Any Need and Any Budget
Please keep in mind that many of the homes that we work on are in the $400,000 plus price range. And that these are just ranges to help you get started. There are many factors that affect kitchen projects including the amount of square footage, the amenities (e.g., drawer dishwashers, gas ranges, butler pantry) as well as the final finishes selected.
